Mobile home values in Roseville are under $1 1,500 per unit, which is substantially lower <br />than the mobile home values throughout the I-35 W corridor cities, according to the <br />Ramsey County Assessor's office. The I-35W corridor average value is more than double <br />Roseville's value at $25,000 per mobile home. <br />2.c. Apartments: <br />Apartments by their definition are rental units where there is an owner of a complex who <br />collects rent either on a monthly basis or a longer period of time through a lease. The <br />person who rents does not own the unit but rather only its contents. In addition, they are <br />not responsible for exterior maintenance of the structure and the normal wear and tear of <br />the interior. However, they are responsible for damage caused by the interior which is <br />why a damage deposit is typically collected prior to the rental of the unit. <br />Four out of five residents who live in rental housing in Roseville live in an apartment. <br />Apartments are far and away the dominant type of rental multifamily housing represented <br />in the city. Even when the ownership units are considered, nearly 60 percent of all <br />residents living in multifamily housing live in apartments. <br />Population: <br />The percentage of children living in Roseville's apartments is generally between 6 and 7 <br />percent of the apartment population. Persons per household is about 134 persons per <br />household, which is quite close to the average housing density for all of the multifamily <br />housing in the city. (When all of Roseville's housing is taken into account, the average <br />number of persons per household is 2.2, which is notably higher than the average for the <br />apartment dwellers. But in comparison with the rest of the 7-county metro, Roseville's <br />population per household is the second lowest figure after St. Louis Park. <br />The average age of householders in the apartments is 25-34 years old. The next largest <br />group of householders is the 35-44 year old group. These two age groups combined make <br />up nearly 60 percent of the apartment householders. <br />The average age of the apartment dwellers is one generally associated with childrearing, <br />yet the average number of persons per household is quite low in the apartments. This <br />indicates that many of the residents are single individuals. The size and layout of the <br />apartments is important here as well; the majority of the apartments are one-bedroom <br />(nearly 60 percent of all apartments in the city are one-bedroom) and nearly 40 percent of <br />the apartments are two-bedroom units; the remaining slivers are efficiencies and a <br />handful of 3-bedroom (31 units) and 4-bedroom (1 unit) apartments. <br />Tenure/Moving Trends: <br />Length of time at current address indicates fairly rapid turnover of units; over 60 percent <br />of the apartments have changed hands in less than four years.
