8. 6 <br />minimum of 2-M inch caliper> be staked> and shall be spaced as <br />required by the City. <br />Storm Water Management. The Developer must construct pre-treatment <br />storm water detention ponds on the site as shown on the grading plan <br />(Exhibit C) and as per City and Rice Creek Watershed requirements <br />and permits (Exhibit M). The slope of the storm water detention <br />ponds shall not exceed 4H:1V above the normal water level elevation <br />and shall not exceed 3H:1V below the water level. <br />8.7 Pedestrian Walkway. Pedestrian walkways must be installed by the <br />developer along the Snelling Avenue Frontage Road and on Oakcrest <br />Avenue in conjunction with site development. The walk along <br />Snelling must be eight feet wide bituminous> and other walks in the <br />right-of-way are six feet wide concrete. It is recommended that interior <br />walks be five feet in width unless they back up to a curb in which case <br />a seven foot wide walk is recommended. The Developer must also <br />provide pedestrian walkway connections between the public walkway <br />on Snelling Avenue Frontage Road and the main entrance to the <br />building on the site. <br />8.8 Deferred Assessment. A deferred assessment in the amount of $? <br />shall be paid prior to the issuance of any permits for development of <br />the site. This deferred assessment is from ? <br />8.9 Service Availability Charges. Charges for metropolitan sanitary sewer <br />shall be $1,100.00 per housing unit or as determined by the <br />Metropolitan Council Environmental Services office. Credit may be <br />received from previous uses on the site. <br />8.10 Park Dedication Charges. No park dedication is required. <br />9.0 PUD StandardslConditions of Approval <br />To insure that the proposed development meets the City's standards for the <br />approval of a PUD> as set forth in Section 1015 of the Roseville City Code> the <br />development shall also comply with the following specific PUD standards: <br />9,1 General Development Standards. The site development plan (including <br />building and improvement setbacks)> grading plan> utility servicing <br />plan> landscape plan> building elevations> building floor plans> project <br />narrative and City Street Tree Master Plan (identified as Exhibits A— <br />M) in Section 4.0 of this document)> and final land use designations <br />Page 5 of 10 <br />
