shall be part of the standards for development of the Sunrise Assisted <br />Living R-PUD. <br />9.2 Uses. The use of property within the R-PUD shall be limited to a three- <br />story 79 unit senior housing building and shall be restricted to the <br />parameters specified in the site development plan (Exhibit A) and <br />setback dimensions, building elevations and supporting documents <br />submitted by the Developer. Where not superseded by more <br />restrictive requirements of this R-PUD, the standards of the underlying <br />R-3 (high density residential) zoning district shall apply, as stated in <br />Chapter 1004 of the Roseville City Code. <br />9,3 Restrictive Covenants. The Developer has indicated that residency will <br />be restricted to persons 62 years of age and older; therefore, the age <br />limitation must be included herein as a provision of approval. Any <br />future changes to the restrictive covenants, including but not limited to <br />the age of residency, must be submitted to the City for review and <br />approval; however, the City is not be a party to the restrictive <br />covenants. <br />9.4 Building Setbacks. Building setbacks (as approved) must be as shown <br />on the approved site development plan (Exhibit A). <br />9.5 Off-street Parking. Based on the proposed use of the building for <br />assisted seniors, the 158 off-street residential parking spaces for <br />visitors and employees parking may not be needed. The Developer <br />may reduce the amount of off-street parking to 39 spaces, with proof- <br />of-parking documentation being provided for an additional 39 spaces <br />(Exhibit K). If the City determines that the additional 39 spaces are <br />needed, the Developer (including heirs, successors or assigns) must <br />provide such spaces in accordance with applicable provisions of the <br />City Code within 180 days of written notification by the City. <br />Development of the parking area adjacent to Fry Street or Oakcrest <br />Avenue must have 80% opaque year-round screening and berming to <br />a minimum height of 30" above curb height. If vegetation is use as <br />screening, it must be coniferous hedge or tree material. <br />9.6 Building Height. Building height shall be limited to three stories of <br />housing units and architectural turrets as shown on the approved <br />building elevations (Exhibit G). <br />Page 6 of 10 <br />
