(PF3178) <br />1.0 SUMMARY OF REQUEST <br />1,1 Midland Hills Country Club has requested consideration of a conditional use <br />permit (CUP) to allow the construction of a 33>000 square foot clubhouse and a <br />4>500 square foot basement for cart and auxiliary storage. <br />1,2 The initial 29>000 square foot clubhouse was constructed in 1959 and predates the <br />conditional use permit (CUP) requirement. Thus> the City has determined <br />Midland Hills Country Club needs to receive CUP approval for the <br />redevelopment project prior to the issuance of building permits. <br />1,3 Section 1004.02.C. of Roseville Zoning Ordinance allows country clubs as a <br />permitted conditional use permit. <br />2.0 REVIEW OF REQUEST <br />General information <br />2,1 Midland Hills Country Club> located east of Trunk Highway 280> north of <br />Roselawn Avenue> south of County Road B> and west of Cleveland Avenue> lies <br />in an R-1, Single Family Residential District. The Comprehensive Plan <br />designation for this area is LR> Low Density Residential. <br />2.2 The development project proposed by the members of Midland Hills Country <br />Club calls for the demolition of the existing clubhouse and cart storage structure <br />and the construction of a new> more efficient> and modern clubhouse> with <br />underground cart and auxiliary storage. <br />Building Type 8T Location <br />2.3 The proposed clubhouse> an English Tudor design> is linear with most of the <br />activities on a single level (33>000 square feet).
