2.4 The Clubhouse> situated on the site in the general location of the existing <br />clubhouse> takes advantage of the views of the golf course> mainly the 1St and 10�' <br />tee boxes and the 18� green. The new clubhouse extends from the current <br />clubhouse towards the east. <br />2.5 The proposed pro shop> cart storage (basement) and staging area> rest rooms> <br />golf card signing room> and locker facilities are located on the west side of the <br />structure adjacent the first and 10�' tee boxes. The proposed grill> family and <br />formal dining> living room> kitchen> and delivery/refuse areas are located in the <br />center of the structure with a view facing the 18� green. The proposed special <br />function room and separate restrooms are located on the east. <br />2.6 Since the January 12> Planning Commission meeting the proposed clubhouse has <br />been rotated north to be perpendicular to Midland Hills Road to reduce patio <br />concerns and provide an additional setback from the property line. The existing <br />clubhouse is set back from the east property line approximately 218 feet. The <br />proposed clubhouse structure has a setback of approximately 150 feet from the <br />east property line and lies approximately 210 feet from the adjacent residential <br />property line. Section 1004.02.C.2 states "The principal structure or building <br />related to a Country Club shall not be located less than fifty feet (50') from any <br />adjacent lot in a residential district." <br />2.7 The maximum height of the single story proposed clubhouse> as measured from <br />main floor grade to top of roof> is 32 feet. This calculation does not include the <br />height of the proposed fireplace. (Single family homes are limited to a height of <br />2-1/2 stories or 30 feet> as measured to the mid�oint of pitch of the roof.) <br />Vehicle Access $z Parking <br />2.8 The main access to Midland Hills Country Club is provided from Fulham Street <br />with secondary ingress and egress being provided via Lake Street. The revised <br />vehicle routing and parking lot layout has vehicles entering the site from Fulham <br />Street and choosing to either turn right> traveling towards the special functions <br />room/main entry> or take a slight turn left> traveling north toward the pro shop. <br />The design minimizes vehicle lights from casting out toward the residential <br />neighborhood and provides better vehicle circulation for golfers and social <br />members. <br />2.9 The revised parking lot layout proposed 278 off-street parking stalls> including <br />handicapped stalls. The modifications include travel lane and parking changes <br />near the entry to the clubhouse and numerous landscaped islands.
