Stormwater drainage will be improved <br />. The revised grading and stormwater management plan was approved by the Rice Creek <br />Watershed District on January 26, 2000. <br />. Shryer Avenue stormwater overflow into Har Mar's parking lot will be maintained. <br />. A stormwater pond will be created in the southeast portion of the parking lot. The <br />stormwater pond will not be visible from the residential area. <br />. The-stormwater pond will increase the size of the southeast corner buffer area. <br />. The stormwater pond will improve runoff water quality. <br />. The stormwater pond will provide storage for the 100 year flood event which is more <br />than 5 times the existing storage volume. The rate of runoff from this area will be <br />about 20% less than e�sting conditions. This will reduce the potential for flooding to <br />the north which was one of the neighbors' primary concerns. <br />. Green areas on site will provide for stormwater infiltration back into the ground and <br />will reduce runoff volume. <br />. The pathway from Ryan Avenue into Har Mar will be moved further west and will not <br />encroach on the east buffer. <br />. New screen fences will be installed and additional landscaping will be planted <br />. A 328 foot long screen fence varying in height from 10 to 13 feet will be provided <br />along the east side of the property from a point about 28 feet south of Eldridge Avenue <br />to a point about 56 feet north of Shryer. The screen fence vw:ll replace the existing <br />chain link fence and will retain all the existing adjacent buffer area plantings. <br />. A 220 foot long screen fence 8 feet in height will be built west of the proposed Cub <br />Foods store. <br />• A 6 foot high wood screen fence will be built to replace the e�sting chain link fence <br />separating the two existing apartment buildings at the intersection of Pascal Street and <br />Burke Avenue from the adjacent driveway. <br />• The size of the buffer zones between Har Mar and surrounding streets will be <br />preserved. <br />. In addition, new trees, primarily evergreens, new shrubs and flowering plants will be <br />planted in the three buffer zones surrounding the Cub store as follows: <br />. 26 evergreen trees, 23 deciduous trees, 73 medium to large shrubs, and 34 <br />daylilies in the east buffer zone. <br />. 27 evergreen trees and 3 deciduous trees in the south buffer zone. <br />
