Bradley will accommodate any additional, reasonable landscaping requests. <br />. Noise will be minimized <br />• Noise levels will not exceed state standards at any hour of any day (see report <br />previously submitted to the City). <br />• There will be no large delivery trucks (greater than 26,000 pounds) between 10:00 p.m. <br />and 7:00 a.m. Other delivery vehicles which enter or exit the site between the hours of <br />10:00 p.m. and 7:00 a.m. will circulate on a route close to the Cub building, far away <br />from the south side perimeter. <br />• Cub's dock area and trash compactors will be fully enclosed to reduce noise. <br />• Solid screen fences will minimize noise. <br />• Cub's HVAC equipment will be completely screened by a parapet and will be operated <br />at lower fan speeds to further reduce noise. The reduced fan speed is in addition to the <br />performance standards required by Ordinance 1234. <br />• Bradley has submitted a snow management plan including measures to minimize <br />removal activity during the hours of 10:00 p.m. and 7:00 a.m. consistent with public <br />safety requirements. Furthermore, there will be no movement of sweeping vehicles, <br />garbage trucks, maintenance trucks or shopping carts within 300 feet of a residential <br />district between the hours of 10:00 p.m. and 7:00 a.m. <br />. PaNking lot lighting will be impNOVed and will meet new peNfoNmance standards. <br />. Lighting in the south and southwest parking lots will be upgraded. <br />. Light at the Har Mar property lines bordering the Cub lot will meet Zoning Ordinance <br />standards (maximum .5 foot candle). <br />. New light poles and fixtures will meet new height and screening performance <br />requirements. <br />. East side wall lights will be directed downward with shoebox fixtures. <br />. No access to Har Mar from residential streets-ever. <br />. Bradley will voluntarily place a restriction on its title to the Har Mar property, binding <br />all future owners and enforceable by the City, forbidding any vehicular access to Har <br />Mar from Ryan Avenue or any of the residential streets bordering Har Mar to the east. <br />This is not required by the new performance standards in Ordinance 1234. <br />
