The addition of a C�ub to the Har Mar will pc+avide local, <br />comenient aaoess W a supermarket, imprave the stability of thc mall and help to ensure that R�seville has a <br />stable tax base of businesses. <br />The Har Mar mall has beea ia existence since 1962. The effect of the mall on local property values has <br />long since baen done. The mall is and has baen a commercial, reisil property for almast 40 years. The use <br />of the sp�oe for a supermark�et is appropriate and provides benefits for local residents. <br />Some of the local resid�ats' concerns about the Cub include inaeased traff c oongestion, �oise and storm <br />cun�ff. The owners of the m�all, Bradley Real Estate, have worlced with loc�l rosidems w imderstand the <br />residents' concerns. Bradley and Cub ha�e acld�+e.ssod all of the issues with solid (and costly) solutions to <br />potential problems. <br />I would like the Har Mar to oontinue as a successful shopping center. Smaller shopping malls in the Twin <br />Cities have been closing. We c+ead stories tha�t are published in tt►e local newsp�pecs descnbing the <br />p�oblems of the small malls The Har Mar is not exempt from these problems. Ttiunov�er of businesses in <br />tl�e Har Mar has also bcen obsen+ed. The addition of a C�b markat will help easure a financially sound <br />mall that is a viable rdail oeatec in the future. We would p�+tefer to not have a vacant mall in the <br />neighborhood. Not only would a vacant mall &tract from the neighborhood, but the potential loss of taz <br />dollazs from the mall co�d;�esult in a higher tax rate for Roseville citizens. �� <br />The mall provides many be�6ts: a watking area for cesideuts to use for exercise �ring the long winter <br />�onths, sp�oe for a local farmers market in the s�unmer, a local movie theatre, a variety of restaurants, a <br />large national chain bookstore and ooffee shop to name onty a few. One of the benefits of living in an <br />uc�au em�ironment is to have easy access to shopping, re�muams and entertainment. <br />I urge you to vate W approve ti�e oonstruction of the C�b mark�et at the Har Mar mall immediately. <br />'21 �.:� N _ /C L� �E?
