The addition of a Ctib to the Har Mar will provide local, convenient access to asapermarket, improve the stability of the mall and help to ensure thatRoseville l�as a stable tax base of businesse.s. The Har Mar mall has been in existence since 1962. The effect of the mall on local property values has longsincebeendone. T6e mall is and Las bcen a commenial, retail property for almost 40 years. The use of the space for asupern�arket is appropriate and provides benefits for local residents. Some of the l�Cal residents' concerns about the Cub include incneased traff c oocig,�tioq noise and storm run-0ff. The owners of the mall, Bradley Real Estate, have worked with local residents to understand the residents' concerns. Bradley and Cub have acidressed ail of the izsues with solid (and costly) solutions to potential problems, I would like the Hat Mar to continue as a successful shopping center. The mall provide5 many benefits: a walking area for residents to use for exercise during the long winter months, space for a local farmers market in the summer, a local movie theatr�e, a variety of restauracrts, a large national chainbookstone andcoffee shop to name only afew. One of the benefits of living in an urban environment is W have easy access to shopping, res�uants and entertainment.
