Bar area is limited to 10% of restaurant floor area, and no commercial bars are <br />allowed outdoors. <br />5.0 STAFF RECOMMENDATION <br />51 The staff has concluded that the building does cause the Centre Pointe Business Park to <br />exceed the 1997 EAW thresholds, in fact, it may reduce traffic impacts from a similar <br />sized office building. The site planning and architecture meet or exceed the Centre Pointe <br />PUD requirements. The use is compatible �iid complimentary to the buildings in the <br />Business Park and will serve as an amenity and support for business travelers within the <br />community. <br />5.2 City staff recommends approval of the CSM Mariott Courtyard Hotel PUD amendment <br />with the same or similar standards as applied to the first two hotels . <br />6.0 PLANNING COMMISSION RECOMMENDATION <br />On May 10, 2000, after the required public hearing, the Planning Commission <br />recommended approval of the amendment to PUD #1177 for Centre Pointe Business <br />Park, to allow a third hotel, with a set of findings and standards in Section 3 and 4 of the <br />project report. (Two residential neighbors spoke in opposition; one businessperson also <br />spoke in opposition. See the attached excerpt from the draft Planning Commission <br />minutes of May 10, 2000.) <br />7.0 SUGGESTED COUNCIL ACTION <br />7.1 Hold the first reading on the proposed ordinance amendment. <br />7.2 Establish June 12, 2000, for the second reading and a final decision on the amendment to <br />PUD ordinance # 1177 for Centre Pointe Business Park, to allow a third hotel.
