REQUEST FOR CITY COUNCIL ACTION <br />DATE: 06/1 2/00 <br />ITEM NO: H-4 <br />artm�nt Approval: nager pproved: Agenda Section: <br />1'T�' HEARING <br />Item Description: William Zimmer, 3111 �Avoii �treet, request for a minor subdivision of <br />Lots 3 1& 32, Block 3, Minnesota Realty Co.'s .(PF32 17) <br />1.0 REQUESTED ACTION <br />1.1 William Zimmer is requesting approval of a three lot minor subdivision that would take <br />two existing lots and create one large single family residential parcel and two small <br />parcels for inclusion with adj acent single family residential properties. The two <br />undeveloped lots are located next to 852 Brenner Avenue West. <br />2.0 BACKGROUND <br />2.1 Mr. Zimmer has requested a minor subdivision to allow him to create a large single <br />parcel exceeding the minimum standards of the R- 1 Single Family Residential District. <br />This parcel would be used for constructing a single family home. <br />2.2 Mr. Zimmer's proposal would also create two smaller parcels that would be sold to the <br />adj acent property owners and included with each existing lot. <br />2.3 No new street or utility construction is necessary to serve the proposed division. Sewer <br />and water laterals, utility easements, and a curb cut (driveway access aprons) is necessary <br />on the large lot. <br />2.4 The existing lots lie in the R-1, Single Family Residential District, has a width of 150 feet <br />along Brenner Avenue, a varying depth between 2 17 feet to 298 feet, and is <br />approximately 4 1,470 square feet in size. Single family homes lie to the north, south, <br />east, and`west. <br />2.5 The request would create three (3) parcels, Parcel A, Parcel B, and Parcel C. Parcel A <br />(not a buildable lot) will have a width of 10 feet along Brenner Avenue, a depth of <br />approximately 2 17 feet, and include approximately 4,? 13 square feet of land area. Parcel <br />B will•have a width 140 feet, and depth of appro�mately 222 feet, and include <br />approximately 32,35 1 square feet of land area. Parcel B is also the site proposed for the <br />new single family home. Parcel C(not a buildable lot) will have a width of 75 feet, a <br />depth 40 to 76 feet, and approximately 4,407 square feet of land area.
