and Tenant. Lessor shall be named as an additional insured on the policy. Such insurance shall <br />be written in a company or companies authorized to engage in the business of general liability <br />insurance in the State of Minnesota, and there shall be delivered to the Lessor customary <br />certificates evidencing such paid-up insurance, which certificates are to be issued by the insurance <br />companies and which certificates shall further provide that such liability insurance may not be <br />cancelled unless the Lessor is notified in writing ten (10) days prior to any such proposed <br />cancellation. <br />12. UTILITIES. Tenant shall be responsible for securing the provision of any utility <br />services and for the payment of all utility costs including but not limited to sewer, water, gas, <br />electric, refuse, cable television. Lessor shall grant any additional easements necessary to serve <br />the property with utilities, said easement locations to be determined by Lessor. <br />13. REAL PROPERTY TAXES AND SPECIAL ASSESSMENTS. Tenant shall <br />remit to the collecting authority any applicable taxes together with installments of special <br />assessments relating to the use of the Property by Tenant. <br />14. CLEAN-UP AT END OF TERM. At the end of the term, the Tenant shall <br />return the Properry to the Lessor in the same condition as it was in at the beginning of the term, <br />except for the Facilities or other improvements authorized by this Agreement or by Lessor. At <br />Lessor's option, Tenant shall demolish and remove all improvements and restore the leased <br />premises to the same condition as it was in at the beginning of the initial term. <br />15. COMPLIANCE WITH LAWS AND POLICIES.
