13. REAL PROPERTY TAXES AND SPECIAL ASSESSMENTS. Tenant shall remit to the collecting authority any applicable taxes together with installments of special assessments relating to the use of the Property by Tenant. Lessor shall be authorized to levy charges, taxes and assessments against the Property to the same extent as if the property were owned by Tenant. 14. CLEAN-UP AT END OF TERM. At the end of the term, the Tenant shall return the Property to the Lessor in the same condition as it was in at the beginning of the term, except for the Facilities or other improvements authorized by this Agreement or by Lessor. At Lessor's option, Tenant shall demolish and remove all improvements and restore the leased premises to the same condition as it was in at the beginning of the initial term. At Lessor's option, Tenant shall provide and maintain adequate security in an amount and form acceptable to the Lessor to guarantee demolition, clean-up and restoration of the property at the end of the term of this Agreement or upon destruction of the Improvements. 15. COMPLIANCE WITH LAWS AND POLICIES. Tenant shall not use or occupy the Property in any manner which would cause any violation of any laws and ordinances affecting the Property, and shall comply with all laws and ordinances affecting the Property insofar as compliance becomes necessary by virtue of any act or neglect by Tenant in its use and occupancy of the Property. Tenant shall also comply with all City of Roseville ordinances and park rules. Smoking shall be prohibited on the Property. 16. MAINTENANCE. Tenant shall put, keep, and maintain all portions of the Property and Tenant's property, and all streets, alleys, sidewalks, curbs, passageways, and spaces adjacent thereto in a clean and orderly condition, free of dirt, rubbish, and unlawful obstructions.
