5.3 Carol Koski, Family Academy representative, explained that Advent Lutheran Church is very interested in the Charter School occupying part of the Church facility. Ms. Koski indicated the Charter School has proposed a lease that would utilize a large portion of the church facility, which proposal would eliminate the temporary modular unit. 5.4 Ms. Koski stated the proposed lease agreement was submitted to Advent Lutheran Church for consideration. However, if lease is not approved, the need would exist for up to the proposed eight classroom modular unit. 5.5 The Planning Commission, finding no specific issues with the proposed interim use permit, recommended (7-0) to approve the request by Family Academy Charter School to allow a temporary modular school facility in the southeastern portion of the Advent Lutheran Church parking lot, subj ect to: A. The modular unit being located in the southeast corner of the eastern parking lot with a 10 foot minimum clear area around the structure. B. The modular unit not exceeding eight classrooms or a size of 126 feet by 68 feet or 8,568 square feet. C. The modular classroom facility not temporarily eliminating more than 56 off-street parking spaces. D. The modular unit connecting to City sanitary sewer and water, and local electrical service. E. Family Academy erecting ramps to the entrances to the modular unit consistent with ADA. F. The modular unit being equipped with down spouts, channeling the roof drainage away the vehicle parking area. G. School hours being limited to 8:00 a.m. to 6:00 p.m. unless otherwise approved by the City Council. H. Any additional lighting of the off-street sha11 meet the requirements of Section 10012 of the Roseville City Code. L Trash and recycling containers for the church and school site shall met the requirements of Section 1010.1 1C of the Roseville City Code.
