(PF3236) 1.0 l.l REQUESTED ACTION Reichenbach/Anderson, 1858 Hamline Avenue, request approval of a variance to increase the residential lot coverage from 30% to 41% and a conditional use permit to increase the rear yard building square footage allowance from 40% to 45%. 1.2 The variance and conditional use permit are being requested to allow the removal of the existing single stall garage and construct a 26 foot by 32 foot (832 square foot) three stall detached garage on the 7,750 square foot residential lot. The building would be used for storage of personal vehicles and residential equipment. VARIANCE: Code Reauirement 30%Impervious Lot Coverage. The granting of a variance shall only occur when it can be demonstrated that such an action will be in keeping with the spirit and intent of the ordinance. 2. 2 "Undue hardship" as used in connection with the granting a variance means the property in question cannot be put to a reasonable use if used under conditions allowed by the official controls, the plight of the land owner is due to circumstances unique to the property not created by the land owner, and the variance, if granted, will not alter the essential character of the locality.
