City Project No. 07-04: PMP Mill and ®verlay Project <br />358 To meet Rice Creek Watershed District (RCWD) requirements for this project, we <br />359 constructed a biofiltration trench along the north side of Draper Avenue. Runoff from <br />360 approximately 500 feet of the street (north side) drains to this area. <br />361 <br />362 V. 2007 Redevelopment Projects: <br />363 Each year the City reviews a redevelopment and development plans to ensure that they meet all <br />364 of the policies outlined in the CSWMP. What follows are descriptions of the redevelopment <br />365 projects that were completed in 2007 that required storm water improvements. <br />366 A. City Project No: 07-11 <br />367 Moore's McCar'rons Pre~e~^ve, Rese~^voi~~ Woods Circle <br />368 This is a 41ot residential subdivision that is located off Woodruff Avenue just south of S. <br />369 McCarrons Blvd. The development is located within the CRWD, and was designed to <br />370 meet their new volume standards. The developer installed above ground infiltration) <br />371 retention areas to meet the City's storm water requirements. Portions of the system will <br />3 72 be public. <br />373 B. Walser Buick Pontiac GMC, 2775 Highway 35W <br />374 This was the redevelopment of an existing car dealership. The developer constructed an <br />375 extensive underground starrn water retention system and rain gardens to meet the City's <br />376 storm water requirements. A portion of this parking lot is located on the City's ponding <br />377 & utility easement for the pond located south of this property on MnDOT right- of- way. <br />378 An encroachment agreement was executed to indemnify the City from property damage <br />379 due to water ponding in this easement. <br />380 C. LA Fitness, 2420 Cleveland Service Drive <br />381 This new commercial property was constructed on a vacant lat. The developer installed <br />382 underground retention areas and rain gardens to meet floe City's storm water <br />3 S 3 requirements. <br />384 D. Salvation Army, 2445 County Road B-2 <br />385 Salvation Army completely reconstructed their west parking lot in 2007. To meet <br />386 RCWD's volume reduction standards they constructed a biofiltration area in the middle <br />387 of the parking lot. <br />388 E. Brimhall Elementary School, 1744 County Road B <br />389 1SD 623 completely reconstructed Brimhall's west parking lot in 2007. To meet RCWD's <br />390 volume reduction standards they constructed a biofilh-ation area in the middle of the <br />391 parking lot. <br />392 F. Parkside Apartments, 2560 Fry Street <br />393 The Press Gym was proposed to be redeveloped into a 20 unit apartment building. Since <br />394 it was a complete redevelopment of the lot, they were required to meet City storm water <br />395 requirements.
