NARRATIVE: PROPOSED BITUMINOUS ROADWAYS INC. <br />FACILITY - ROSEVILLE <br />April 3, 2009 <br />Conditional Use Permit (C.U.P.] Criteria <br />The proposed Bituminous Roadways facility will manufacture and distribute <br />finished construction products from raw materials, both riew and recycled. This <br />is consistent with the permitted uses in the !-2 General Industrial District. <br />A Conditional Use Permit will: be required because of the proposed outdoor <br />storage of aggregates and equipment. The CUP criteria as listed in the zoning <br />ordinance are addressed below. <br />'I. Impact on Traffic <br />Traffic generated will be consistent with surrounding industrial uses, with <br />trucks bringing in raw materials such as aggregate and rubble pavement. <br />The primary season for use will be the 8 month period from April through <br />November: The amount of trucks per day will vary based on area <br />construction activity and subsequent product demand.. <br />A peak day will generate approximately 125 round trip truck visits by <br />trucks bringing in aggregate. We estimate that 65 percent of the traffic will <br />be from the south with 35 percent from the north. <br />Averaged aver the $ month construction season, the outdoor storage of <br />aggregates will generate approximately 60 (ruck round trips per day. <br />These trip numbers are based on trucking of all aggregate, and may be <br />reduced through the use of rail aggregate delivery service. <br />Adequate internal circulation exists within the proposed site plan for in- <br />coming trucks to proceed into the site without interrupting the flow of off- <br />site traffic. <br />
