How much will the project cost me? <br />A portion of the cost is proposed to be assessed to <br />adjacent property owners. Your assessment <br />depends on the size of your lot and the total project <br />cost. For street projects, Roseville's policy is to <br />assess 25% of the street reconstruction costs. The <br />assessment rate is determined by dividing the total <br />cost by the total assessable frontage. The City <br />does not include pathway and utility costs in the <br />assessment totals. <br />The following are examples of how assessments <br />are calculated for residential lots assuming $50 per <br />assessable foot. (Numbers are not actual costs.) <br />The examples represent the most common <br />situations. Lots that have a unique situation are <br />examined separately. <br />Lot A = Interior lot <br />85 ft of assessable frontage <br />85 ft x $50/ft = $4,250 <br />Lot B = Corner lot short side <br />100 ft assessable frontage <br />100 ft x $50/ft = $5,000 <br />Lot C = Corner lot long side 10% <br />or 13 ft of assessable frontage <br />13 ft x $50/ft = $650 <br />Lot D = Odd lot with rear dimension <br />differs from the front by more than 25% <br />Lot has 11,375 sq ft <br />11,375 sq ft / (130 ft + 134.6 ft) = 86 ft <br />2 <br />of assessable footage <br />86 ft x $50/ft = $4,300 <br />Lot A <br />.n <br />in <br />U <br />o ,~ <br />M 0 <br />J <br />85' 85' <br />130 ' <br />° LOt B <br />130 ' <br />Lot D fD <br />1~g <br />Townhomes and Condominiums <br />Assessments will be calculated for individual <br />townhomes and condominium owners based on the <br />frontage of the common lot n the road being <br />reconstructed. The common lot frontage will be <br />proportionately spread to individual units. <br />Assessment Deferral <br />Assessment costs can be deferred for seniors and <br />disabled citizens for whom the assessments would <br />cause a financial hardship. For specific information <br />on qualifying, call the City of Roseville's Finance <br />Director at 651-792-7031. <br />Assessment Schedule <br />Approximately one year after the project has been <br />completed; you will receive a notice inviting you to <br />a public assessment hearing on the project. This <br />hearing is usually held in September. It is after this <br />hearing that the final assessments will be adopted <br />by the City Council.
