See Section 1004.016 and below: <br />a. The minimum lot area per dwelling unit shall be four thousand (4,000) square feet. <br />b. Solid walls of at least five and one-half (5 '/2)feet in height and twelve (12) feet in <br />length shall be extended to the rear of each dwelling unit so as to substantially enclose on <br />at least three (3) sides asemi-private outdoor space for each dwelling unit. <br />c. Where more than one principal use structure is constructed on the same or contiguous <br />lots, yard areas planned for common use by occupants of all dwelling units may be <br />counted in computing the required lot space per unit. <br />d. Multi unit structures shall be set back from other multi unit structures a minimum of <br />thirty-five (359). <br />(Ord. 1287, 8-4-2003) <br />1004.09: R-7 APARTMENT PARK DISTRICTS: <br />The R-7 district is designed to be a multifamily district for large sites of predominately high- <br />density buildings and apartment complexes of more than 24 units. There is no maximum height. <br />The net housing density within the district varies depending upon the height and number of <br />bedrooms per unit. The minimum lot area is 20,000 square feet. The R-7 District is intended for <br />those areas designated as HR High Density Residential areas within the Comprehensive Plan. <br />A. Permitted Uses: See Section 1004.015 <br />B. Permitted Accessory Uses: See Section 1004.015 <br />C. Uses Allowed by Conditional Use Permit: See Section 1004.015 <br />D. Lot and Building Area and Building Height Requirements and Limitations: See Section <br />1004.016 and below: <br />1. No limit shall be placed on the height of buildings in the R-7 District. <br />2. Minimum yard requirements. <br />a. Front yard of at least fifty (50) feet, plus one (1) foot for each one (1) foot of building <br />height over seventy five (75) feet. <br />b. Side and rear yards of at least forty (40) feet plus one-half (1/2)foot per one (1) foot <br />of building height over seventy five (75) feet. <br />c. No principal building housing more than three (3) dwelling units shall be less than fifty <br />(50)feet from any other such building. <br />3. Per unit minimum floor area requirements for all dwelling units in R-3 through R-7 <br />Districts shall be as follows: <br />Efficiency units 560 square feet <br />One bedroom unit 700 square feet <br />Two bedroom units 800 square feet <br />Three or more 1,000 square feet <br />bedroom units <br />4.
