Special Requirements When Rear Yard Includes Loading Area: Where a rear yard of a <br />shopping center district includes the loading and servicing area of a shopping center building <br />and where such a rear yard is adjacent to or across the street from a residential district, the <br />building setback shall be 120 feet, and the buffer strip shall be 60 feet. <br />B. Floor Area Ratio: Ratio between floor area of building and lot area, exclusive of public <br />right-of--way easements, shall not be greater than 1.0, except as approved in the project <br />master plan or a site specific Planned Unit Development. <br />C. Building Height: Building height shall be limited to three stories above the main entry or <br />.first floor grade (as defined in the approved project master plan or the Planned Unit <br />Development for the site In no event shall a building exceed 35 feet in height above the <br />main entry or first floor grade level (as defined in the approved project master plan or the <br />Planned Unit Development for the site) or as amended through a Planned Unit <br />Development. <br />D. Traffic: The site plan shall provide vehicular circulation routes away from residential areas <br />and avoid commercial vehicle ingress and egress from local residential streets to commercial <br />property sites. In the site plan review and approval process, every reasonable effort must be <br />made to design the site circulation so that service vehicles over one ton capacity do not use <br />routes which bring vehicles between a building and a residential district boundary. The site <br />plan shall also provide pedestrian access routes using walks or paths, including where <br />practical, connections to adjacent residential areas. <br />Service vehicles over one ton capacity which enter or exit the site between the hours of <br />10:00 P.M. and 7:00 A.M. shall use a designated route approved by the. city. Deliveries <br />and/or delivery truck access, in and on the site during the hours of 10:00 P.M. to 7:00 A.M., <br />shall be limited to single unit, .two axle vehicles not in excess of 26,000 pounds gross <br />weight. The designated route shall keep vehicles at least 300 feet away from any residential <br />district boundary, or be completely screened by a building, wall, landscaped berm, fence, or <br />combination thereof from a point 14 feet above the ground at the. outside edge of the truck <br />route lane to a point five feet above the first floor (main level) of the adjacent residences. <br />E. Off-Street Parking: Off-street parking requirements shall be as listed in Section 1018, and in <br />addition: <br />1. Where a 24 hour use is within 300 feet of a residential district, that portion of the site <br />within 300 feet shall provide screening of parking and driving areas adjacent to residential <br />areas. The screening, which must have a minimum opacity of 90% year-round and a <br />minimum height of six feet, may be provided by landscaping, walls, fences, berms, or <br />combinations thereof. <br />2. Service delivery or non-customer vehicles shall not be parked or staged within 300 feet of <br />a residential district, except when actively loading or unloading. <br />3. In no case shall vehicle staging for unloading occur for more than 24 hours on a site <br />within any S-C district. <br />F. Off-Street Loading: Off-street loading shall be as listed in subsection 1005.O1F of this title <br />and servicing space shall be designated for each store unit in the shopping district. Such <br />loading space shall be designed so as not to conflict with movement of vehicular traffic to <br />and from parking areas. <br />1.
