WHEREAS, the existing parcel (a combination of Lot 9 and. the north 28 feet of Lot 10) <br />is only 78 feet in width and 9, 828 sq. ft.; and <br />WHEREAS, Section 1016.16AStructure Design Standards -Placement of Structures on <br />Lot) requires a minimum Ordinary High Watermark (OHW) setback from Walsh Lake of 75 feet; <br />and <br />WHEREAS, the proposal by Mr. Brown has the principal structure placed 36 feet from <br />the OHW; and <br />WHEREAS, Section 1016.26B (Storm Water Management -Impervious Surface <br />Coverage) requires this coverage of the parcel not to exceed 25% of the lot size or a total of <br />2,457 sq. ft.; and <br />WHEREAS, the Brown proposal include an estimated 2,600 sq. ft. of impervious <br />coverage; and <br />WHEREAS, the VARIANCE BOARD has concluded that "hardships" are present and <br />support can be given to deviate from the strict requirements of the Roseville City Code; <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve a <br />1, 7, and 9 foot VARIANCE to Section 1004.016 (Residential Dimensional Requirements - <br />Front & Side Yard Setbacks), a 22 foot and 5,172 sq. ft. VARIANCE to Section 1016.14B <br />(Water Management Overlay District Lot Standards), a 39 foot VARIANCE to Section 1016.16A <br />(Structure Design Standards -Placement of Structure on Lot), and a 143 sq. ft. VARIANCE to <br />Section 1016.26B 1 (Storm Water Management -Impervious Surface Coverage) of the Roseville <br />City Code for Jeff Brown on the property addressed at 1935 Lake Street, allowing the <br />construction of a single family home with attached garage, subject to the following conditions: <br />1. The total impervious coverage on the parcel after construction of the house, <br />attached garage, front stoop and sidewalk, shall not exceed 2,600 sq. ft or 26.5% <br />of the overall lot parcel size. <br />2. The principal structure (including the attached garage) shall be set back a <br />minimum of 3 feet from the north property line, 9 feet from the south property <br />line, 21 feet from the east property line and 36 feet from the OHW of Walsh Lake. <br />3. No other detached accessory structure or garden shed shall be permitted on the <br />parcel. <br />4. A revised survey indicating the location of the property line and the principal <br />structure, front stoop, sidewalk, and driveway in relationship to all property lines <br />and the Walsh Lake OHW, as well as the impervious calculation of the same must <br />be submitted with the building permit application. <br />2 <br />
