WHEREAS, the City Planner has concluded that "hardships" are present and support can <br />be given to deviate from the strict requirements of the Roseville City Code; <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve an <br />1,441 square foot VARIANCE to Section 1004.O1A6 and a 3 foot VARIANCE to Section <br />1004.016 of the Roseville City Code for Lynn Bishop to allow the construction of a house and <br />attached garage addition 2789 Aglen Avenue, subject to the following conditions: <br />1. The total impervious coverage on the parcel after construction of the attached <br />garage addition shall not exceed 4,738 sq. ft or 43% of the overall lot parcel size. <br />2. The garage addition shall be set back a minimum of 7 feet from the north property <br />line. <br />3. No other detached accessory structure or garden shed shall be permitted on the <br />parcel. <br />4. The concrete storage slab located between the sidewalk and north property line <br />shall be removed, but allowing the replacement of the existing sidewalk along the <br />north side of the garage at the owners discretion. <br />5. A scaled and dimensioned site plan indicating all existing conditions and the <br />proposed improvement must be submitted with the building permit application. <br />6. Drainage and roof gutters shall be installed to direct runoff away from the <br />adjoining (north) property. <br />7. The variance shall expire within six months after the approval date (January 17, <br />2005) unless that applicant has been granted a building permit. <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance <br />Board Member Doherty and upon vote being taken thereon, the following voted in favor: <br />Boerigter, Doherty, and Chair Bakeman. <br />and the following voted against: None <br />WHEREUPON said resolution was declared duly passed and adopted. <br />2 <br />
