EXTRACT OF MINUTES OF MEETING OF THE <br />VARIANCE BO OF THE CITY OF ROSEVILLE <br />Pursuant to due call and notice thereof, a regular meeting of the Variance Board of the City of <br />Roseville, County of Ramsey, Minnesota, was held on the 1St day of December, at 5:00 p.m. <br />The following members were present: Chair Bakeman and Members Mulder, Doherty, <br />and Boerigter, <br />Variance Board Member Mulder introduced the following resolution and moved its adoption: <br />VB RESOLUTION N0.9 <br />A RESOLUTION APPROVING VARIANCES TO SECTION 1005 AND 1009 OF THE <br />OF THE ROSEVILLE CITY CODE FOR WELSH COMPANIES & ROSEDALE <br />SQUARE,1G01-1677 COUNTY ROAD C (PF3G17) <br />WHEREAS, Welsh Companies has requested a VARIANCES to Section 1005.01, <br />1009.03m and 1009.08D of the Roseville City Code to allow the replacement and addition of <br />signs at Rosedale Square; and <br />WHEREAS, the Rosedale Square is addressed as 1601 - 1677 County Road C, and <br />legally described as: <br />Lot 2 & 3, Block 1, Krank Addition <br />PIN 04-22-23-44-0032 <br />WHEREAS, Section 1005.01 (Minimal Dimensional Requirements) states structures <br />must be set back a minimum of 30 feet from a property line adjacent a public street (corner lot); <br />and <br />WHEREAS, Section 1009.03M (Ground Signs) states: In lieu of a pylon sign, a ground <br />sign would be permitted. Ground signs maybe of equal sign area allowed for pylon signs in the <br />same zoning district. Ground signs shall be limited to a maximum of eight feet in height. <br />Ground signs may be set back from street rights-of--way a distance equal to one half of the <br />setback (15 feet) for pylon signs in the same zoning district; and <br />WHEREAS, Section 1009.08E limits pylon and ground signs to a maximum size of 75 <br />sq. ft; and <br />WHEREAS, Section 1009.086 states: The height of pylon signs shall be limited to 20 <br />feet in B-1, B-1B, b-2, B-3, B-4 and B-6 districts and 25 feet in SC and I districts; and <br />WHEREAS, Welsh Companies in cooperation with KPERS Realty Holding #41, Inc. <br />(property owner) seeks to replace the existing pylon sign at Rosedale Square with a new pylon <br />
