sign and two monument signs. Specifically, the applicant seeks approval to construct a 38 foot <br />tall multi-tenant monument sign with 405 sq. ft. of sign area (not actual signage) adjacent to the <br />parking lot at the intersection of Lincoln Drive and County Road C; the construction of a 14 feet <br />tall multi-tenant monument sign with 72 sq. ft. of sign area at the easterly access into the Byerly's <br />(from County Road C); and the construction of a 14 feet tall multi-tenant monument sign with 72 <br />sq. ft. of sign area at the main (southerly) access to the site from Lincoln Drive; and <br />WHEREAS, the City Planner has concluded that "hardships" are present and support can <br />be given to deviate from the strict requirements of the Roseville City Code; <br />NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve <br />the following VARIANCES: <br />An AMENDED VARIANCE for Rosedale Square affording the relocation of a <br />pylon sign. <br />A 15 foot VARIANCE to Section 1005.01 (Corner Lot Setback) to allow the <br />placement of a pylon sign 15 feet from the property line adjacent to County Road <br />C and a 20 foot VARIANCE to Section 1005.01 (Corner Lot Setback) to allow <br />the placement of a pylon sign 10 feet from the property line adjacent to Lincoln <br />Drive. <br />^ A VARIANCE to Section 1009.08B allowing one pylon sign and two monument <br />signs on the premises, where typically only one is allowed. <br />^ A 5 foot setback VARIANCE to Section 1009.03M Ground Signs) to allow a <br />ground sign to be constructed 10 feet from the property line adjacent to Lincoln <br />Drive. <br />^ A 6 foot height VARIANCE to Section 1009.03M (Ground Signs) allowing two <br />monument signs of 14 feet in height. <br />^ A 110 square foot sign area VARIANCE to Section 1009.08D (Type & Gross <br />Surface of Signs in B, SC and I Districts) allowing 310 sq. ft. of total signage <br />including 240 sq. ft on the pylon sign and 35 sq. ft. on each of the ground signs. <br />All VARIANCES subject to the following condition: <br />to The pylon sign must be a double pole design that includes a brick planter base; <br />brick columns with E.I.F.S accents; and an E.I.F.S. top cap. <br />20 The pylon sign must be limited to a height of 38 feet and a total sign area not to <br />exceed 240 sq. ft. <br />2 <br />
