Specifically, the applicant seeks approval to construct a 38 foot tall multi-tenant monument sign with 405 sq. ft. of sign area (not actual signage) adjacent to the parking lot at the intersection of Lincoln Drive and County Road C; the construction of a 14 feet tall multi-tenant monument sign with 72 sq. ft. of sign area at the easterly access into the Byerly's (from County Road C); and the construction of a 14 feet tall multi-tenant monument sign with 72 sq. ft. of sign area at the main (southerly) access to the site from Lincoln Drive; and WHEREAS, the City Planner has concluded that "hardships" are present and support can be given to deviate from the strict requirements of the Roseville City Code; NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve the following VARIANCES: An AMENDED VARIANCE for Rosedale Square affording the relocation of a pylon sign. A 15 foot VARIANCE to Section 1005.01 (Corner Lot Setback) to allow the placement of a pylon sign 15 feet from the property line adjacent to County Road C and a 20 foot VARIANCE to Section 1005.01 (Corner Lot Setback) to allow the placement of a pylon sign 10 feet from the property line adjacent to Lincoln Drive. ^ A VARIANCE to Section 1009.08B allowing one pylon sign and two monument signs on the premises, where typically only one is allowed. ^ A 5 foot setback VARIANCE to Section 1009.03M Ground Signs) to allow a ground sign to be constructed 10 feet from the property line adjacent to Lincoln Drive. ^ A 6 foot height VARIANCE to Section 1009.03M (Ground Signs) allowing two monument signs of 14 feet in height. ^ A 110 square foot sign area VARIANCE to Section 1009.08D (Type & Gross Surface of Signs in B, SC and I Districts) allowing 310 sq. ft. of total signage including 240 sq. ft on the pylon sign and 35 sq. ft. on each of the ground signs.
