EXT CT OF ITTES F EETl®TG OFT E <br />Y1~I2 1®TC BOA OFT E CITY F 1205 I.I,E <br />Pursuant to due call and notice thereof, a regular meeting of the Variance Board of the City of <br />Roseville, County of Ramsey, Minnesota, was held on the 3`d day of May, 2006 at 5:00 p.m. <br />The following members were present: Chair Bakeman and Members Doherty and <br />Boerigter. <br />Variance Board Member Boerigter introduced the following resolution and moved its <br />adoption: <br />V~ I2ESOI.IJTION 10.32 <br />A RESOLUTION APPROVING A V ANCE TO §1009 OF TIIE ROSEVILLE CITY <br />CODE FOR WELSII COMPANIES AND ROSEDALE SQUARE, 1601-1677 COUNTY <br />ROAD C (PF3719) <br />WHEREAS, Welsh Companies has requested a VARIANCE to § 1009 (Sign Regulations) <br />of the Roseville City Code to allow the placement of a ground sign 3.5 feet from the property line <br />adjacent to County Road C at Rosedale Square; and <br />WHEREAS, Rosedale Square is addressed as 1601 - 1677 County Road C, and legally <br />described as: <br />Lot 2 & 3, Block 1, Krank Addition <br />PIN 04-22-23-44-0032 <br />WHEREAS, Section 1009.03M states: In lieu of a pylon sign, a ground sign would be <br />permitted. Ground signs may be of equal sign area allowed for pylon signs in the same zoning <br />district. Ground signs shall be limited to a maximum of eight feet in height. Ground signs may be <br />set back from street rights-of--way a distance equal to one half of the setback (1 S feet) for pylon <br />signs in the same zoning district; and <br />WHEREAS, Welsh Companies in cooperation with KPERS Realty Holding #41, Inc. <br />(property owner) and their sign contractor mistakenly located and installed a portion of an <br />approved ground sign in a location not consistent with the City Code or the previously granted <br />variance; and <br />WHEREAS, Welsh Companies seeks approval to locate the ground sign 3.5 feet from the <br />permanent roadway easement (new property line) allowing the existing structure to remain; and <br />WHEREAS, the City Planner has concluded that "hardships" are present and support can <br />be given to deviate from the strict requirements of the Roseville City Code; <br />
