Plannin File 3283: A request by Ryan Companies to amend the Centre Pointe
Planned Unit Development for the allowance of an additional 180,000 square feet
of office building floor area and consideration of a voluntary Environmental
Assessment Worksheet (EAW) specific to the Veritas site.
Chairman Craig Klausing opened the public hearing and requested Community
Development Director Dennis Welsch to provide a verbal summary of the staff report
dated January 10,200 1.
Dennis Welsch presented the background and a series of diagrams explaining the
impacts.
Dae Hohn, Veritas Senior Manager, explained the Veritas business and growth concepts
for "contiriuously aailable software", focusing on large corporate customers. The
company partners with (but does not manufacture) large international manufacturers.
Veritas had 5,000 employees in 2000 and will hae 7,500 in 2002 worldwide. Currently
Veritas has over 2 million s.f. being developed worldwide.
Currently there are 150 employees, with 75 more engineers to be hired, with 180 sales
and tech support by the end of 2001. Visitors to the site will increase dramatically and
will use nearby hotels, walking from the hotel to Veritas Campus. About 50% of the new
staff comes from existing employee referrals.
Kent Carlson explained the detail of the new request, noting the change from two floors
to four floor buildings, more green space and a better parking ramp.
Member Cunningham asked what the mamum height (in stories) that the new buildings
could be expanded to (4 stories).
Member Rhody asked whether two or four stories of parking would ultimately be needed.
Kent Carlson explained the buildings are not densely used; the people per 1000 s.f. of
space is lower at four or 3.5 people per 1,000 s.f., A two-story ramp will be built; he
does not expect a four-story ramp (A proof of parking condition in the PUD).
There were no public comments. Chair Klausing closed the hearing.
The Planning Commission (at the March 14th Planning Commission meeting will review
the EAW and comments.
Chair Klausing explained he wished more comment and detail on the traffic impacts.
Motion: Member Klausing moved, second by Member Cunningham, to find that the
land uses proposed within the Veritas amendment (122,000 s.f. of additional office space)
to the esting Planned Unit Development to be consistent with the Comprehensive Plan
and the intent of the 1997 Centre Pointe PUD.
Ayes: 5
Nays: 0
