f. The curb line of the cul-de-sac is situated appronately 30 feet from the property
line, thus allowing ample area between the new garage addition and street curb line to
park a vehicle, which does not create any significant impacts on the minimally
(mostly adjacent residents and mail delivery) traeled Heinel Circle.
g. The impacts of this redevelopment project, if the variances were issued, will not
create any significant community impacts on the health, safety, or general welfare.
NOW THEREFORE BE IT RESOLVED, by the Roseville Planning Commission, to recommend
approval of the variances to Sections 1004.02D5 (Dwelling Dimensions and Appearances and
Height, Frontage, Yard and Lot Area Requirements in R-1 Districts), 1016.16A (Structure Design
Standards), and 1016.22A1 (Non-Conformities) of the Roseville City Code, regarding the request by
Peter Vesterholt, for property at 699 Heinel Circel, subject to the following conditions:
A. The parcel shall be limited to a maximum impervious area of 4,784 square feet or
25% of the parcel size and the garage addition shall be limited to 527 square feet
as depicted on the attached proposed floor plan.
B. The proposed principal garage addition shall be set back a minimum of five feet
from the northeast (side) property line and set back a minimum of seven and one
half feet from the southeast (front) properry line.
c. All roof drainage created by the addition and esting attached garage must be
collected in gutters and channeled to the natural drainage way within the
applicant's property (northeast).
D. Because of the size of the variances being granted, no other accessory building or
tool shed sha11 be permitted on the properry.
E. The property owner shall provide the City with a landscape plan that addresses
the interests of the Department of Natural Resources.
Signature: . this 10th day of January, 2001
Craig Klausing, Chair Roseville Plamling Commission
Attest: this 10t day of January, 2001
Dennis I?.
