Proposed additional impervious surface 604 sauare feet <br />Pervious surface after proposed improvements 13,640 square feet <br />Percent of pervious surface retained (13,640 SF: 14,244 SF x 100): 96 % <br />We understand that the front and side yard setbacks are affected by the proposed project. <br />We do not believe that other setback or variance conditions are affected by the proposed <br />proj ect. <br />The proposed project will be constructed in the same materials as the e�sting house. The <br />front of the proposed addition will be faced with brick and wood siding. The north gable <br />will be faced in stucco. The entire roof will receive new asphalt shingles. <br />The final building mass will be consistent with that on the contiguous properties. <br />Essentially, the basic style of the existing rambler will be retained and enhanced by the <br />proposed proj ect. <br />The proposed building and driveway addition does not place more vehicles adjacent to <br />living quarter first floor bedrooms of our neighbors. (All of our current vehicles will be <br />parked under one roof whereas one of our vehicles is parked in the driveway at present). <br />The drainage and roof gutters of the proposed project will guide water away from the <br />proposed structure and adj acent structures. <br />The roof of the proposed addition is properly proportioned. It will integrate e�tremely <br />well with the roof of the e�sting house. <br />Setback Considerations <br />The proposed addition will not reduce the side yard setback by more than 50% or be <br />closer than seven feet (7'- 0") to the front properiy line. <br />Our house is closer than 30 feet to the front properiy line. We presume that the front yard <br />setback requirements were different when our house was built than they are today. <br />Further, we believe that our neighbor's house and garage are located much closer to the <br />property lines than is allowed by current City Code. We believe that the proposed <br />addition will not materially affect the "visual pro�mity" of our house relative to the curb <br />line of the cul-de-sac. <br />Our proposed driveway expansion will be no closer than 5 feet to the northeast property <br />line. <br />Submittal Requirements <br />a. Application fee of $200 and fee for mailing labels of $45: Enclosed. <br />
