Other Reasons for the Request for Variance <br />Our storage shed, which came with the house, is unsightly. It is located very close to the <br />northeast properiy line, and thus our neighbor's properiy. The storage shed was built by <br />the previous owners to alleviate space limitations in the garage. The shed is elevated <br />appro�mately twelve (12") inches off the ground making it impossible for my wife to <br />access it or use it. Neither we nor or our neighbor are pleased with the appearance of the <br />storage shed, which our neighbor refers to as a"chicken coop". Please refer to enclosed <br />pictures. <br />We would like to consolidate the items stored in the storage shed in a larger garage. This <br />will not only improve handicapped accessibility to the garage and the items currently <br />stored in the storage shed. It will also improve the functionality of the house, and a11ow <br />our son to park his vehicle in the garage rather than in the driveway. In addition, it will <br />improve the looks of our house and our properiy (and our neighbors' properiy) by giving <br />it a more unified, and less cluttered look. <br />As part of the project, we intend to replace the e�sting wood fence located along the <br />northeast properiy line with a new wood fence. Budget permitting, we would also like to <br />add on to the family room, and potentially change the materials on the street side of the <br />house. In addition, we intend to relocate the front walk and enhance the landscaping in <br />front of the house. (Please refer to the enclosed plans and elevations). <br />Other Alternatives <br />We have not explored other alternatives, because we do not believe there are any feasible <br />alternatives to achieve the primary objective of the project, which is to improve <br />handicapped, accessibility to the garage. <br />Explanation of Site Conditions <br />The proposed project will enhance handicapped accessibility of the house. The <br />functionality and livability of the house also will be improved significantly. Furthermore, <br />we believe that the project will enhance the value of our properiy and the properties of <br />our neighbors by giving our house and properiy a less cluttered look. <br />The proposed building and driveway addition cover approximately 604 square feet. The <br />e�sting house, driveway, sidewalk and patio cover an area of approximately 4,890 <br />square feet. The lot is appro�mately 19,134 square feet. Thus, the e�sting <br />improvements along with the proposed project retains a minimum of 70% of the pervious <br />surface and green space of the lot, as follows: <br />E�sting lot size: 19,134 square feet <br />E�sting impervious surface 4.890 square feet <br />E�sting pervious surface 14,244 square feet <br />
