Section 1004.O1A is hereby amended to read: <br />A. Accessory Buildings In Residential Districts: <br />1. Number Allowed: Each residentially zoned or used parcel shall be allowed ,� to 2 <br />detached accessorv buildings and 1 garden shed_ based u�on certain maximum limitations <br />identified in this section. <br />2. Garden Shed: The size of the allowed garden shed shall be limited to a ma�mum area <br />of 120 square feet, a maximum height of 12 feet. The one allowable ,�arden shed shall <br />not be considered an accessorv buildin�. <br />3. Detached Accessorv Building Size Limit: Total detached accessory building area shall <br />be limited to 40% of a required rear yard area, up to a ma�mum size of 864 square feet. <br />The 40% rear vard limitation is calculated bv takin� the width of the subiect lot or parcel <br />and multiplving it bv the reauired rear setback depth of 30 feet. then multiplyin� that <br />number bv .4 or 40%. <br />4. Reauirements For Increasing 1�Iaximum Size: The size of detached accessory <br />buildings may be increased from a total of 864 square feet to a ma�mum total size of <br />1,008 square feet, A bublic hearin� and a�roval of a conditional use permit in <br />accordance with Section 1013.01 of this Title, and provided all other a�plicable <br />brovisions of this Section are met. is necessarv. Conditions mav be attached to the �ermit <br />to miti�ate the impact on adiacent properties. includin�. but not limited to. increased <br />setbacks_ landsca�e screenin,�. architectural color and detail reauirements, draina� <br />provisions, and limitin� additional e�terior stora�e. When reviewine an application for a <br />conditional use permit, the Plannin� Commission and Citv Council shall consider the <br />followinQ criteria: <br />l. Impact on traffic. <br />2. Impact on parks, streets and other public iacilities. <br />3. Compatibilitv oi the site plan, internal traiiic circulation, landscal7in.� and <br />structures with conti�uous properties. <br />4. Impact oi the use on the market value oi conti�uous vroperties. <br />S. Impact on the �eneral public health. sa%tv and weliare. <br />6. Compatibilitv with the Citv 's Comvrehensive Plan.+ <br />
