U.D. amendment authorized by C'aty Code which permits 10% increase.
The project will utilize the existing roads, water, sanitary sewer, storm sewer and
stormwater ponds on the site, making only minor adjustments in the infrastructure
required to service the proposed buildings. Due to past environmental clean-up
and mass grading which has occurred on the site, only minimal earthwork is
anticipated. The Centre Pointe Business Park has been planned for redevelopment
by the City of Roseville. Water mains, storm and sanitary sewers, and on-site and
regional stormwater ponding areas are all designed to service the site. Veritas
proposes to utilize the City's regional storm water ponding system, which
currently exists.
The proposed buildings will be four-stories tall, which is permitted within the
original PUD. When fully developed, the total area of all buildings in Centre
Pointe Business Park will be 802,900 square feet, plus the 110,000 SF built by
Woodbridge pursuant to the 1985 approval by the City of Roseville.
The construction schedule for the project is estimated to occur over the net three
years. During this time, noise from construction equipment and construction dirt
— and dust will need to be controlled. Minnesota Best Management Practices will
be followed to minimize the impact of construction and control erosion.
Page 7
