ORDINANCE <br />AN ORDINANCE AMENDING ORDINANCE 1124, CHANGING ZONING OF <br />CERTAIN REAL PROPERTY IN THE SOUTHWESTERN CORNER OF SNELLING <br />AND LYDIA AVENUE'S TO A B-PUD, BUSINESS-PLANNED UNIT DEVELOPMENT <br />WITH AN UNDERLYING ZONING OF B-1, LIMITED BUSINESS DISTRICT TO <br />ALLOW CONSTRUCTION OF A TWO STORY, 40,917 SQUARE FOOT OFFICE <br />BUII,DING WITH ASSOCIATED SITE IMPROVEMENTS (PF 3317) <br />The City Council of the City of Roseville does ordain: <br />Section 1. Pursuant to Section 1008 (Planned Unit Developments) of the City Zoning <br />Code of the City of Roseville, Planned Unit Development Agreement and Ordinance 1124, for <br />property, generally located in the southwestern comer of Snelling and Lydia avenue's (formerly <br />addressed as 2993 Snelling Avenue), is herein amended (from limiting a three-story office and <br />radio building with a size not to exceed 27,000 square feet) to allow the following: <br />A two story, 40,917 square foot office, classroom and radio building (including <br />basement) for KTIS Radio and a surface level parking lot for 12 7 vehicles, with <br />associated site (landscaping/storm water management) improvements. <br />Section 2. Lega1 Description. The KTIS Radio office/classroom structures is located in <br />the southwest comer of Snelling Avenue and Lydia Avenue, and legally described as: <br />upon: <br />Lots I, 2 and 3, Block 2, College Properties, Ramsey County, Minnesota <br />(042923140067, 042923140068, and 042923140069 respectively). <br />Section 3. Effective Date. This ordinance amendment to the City Code shall take effect <br />A. Submittal of the Final Development Plan inCluding ftnal site, landscaping, <br />utility, parking easements, grading, floor, building elevation and storm <br />sewer plans to be reviewed by staff and forwarded to the City Council for <br />final adoption along with a Planned Unit Development Agreement specific <br />to the development site and project. <br />B. Submittal of an application for processing of the Final Development Plan. <br />C. Submittal of the proposed grading, and drainage plans to the Rice Creek <br />Watershed District for review and approval. <br />U. It is understood that the effective date of such a planned unit development <br />will not occur until after the application submission and itnal approval of <br />the planned unit development agreement and publication of the PUD <br />ordinance. No new construction may occur before the effective date of the <br />ordinance, except as approved by the Council, <br />
