A. Site development plan that includes property boundary, building setbacks, <br />structure location, curbing, and parking setbacks, dated August 6,200 1 <br />B. Grading plan illustrating e�sting grades and those proposed after completion of <br />the proposed construction, drainage directions, spot elevations, catch basins for <br />surface water catchment; and erosion control plan, dated August 6,200 1. <br />C. Utility plan indicating sanitary sewer, watermain, gas, electric, and storm sewer <br />connection, dated August 6, 2001. <br />D. Geometric and paving plan, including the location of all new curb and gutter, <br />asphalt and concrete paving areas, dated August 6, 2001. <br />E. Landscape and tree preservation plan overlaid on utility plan, that includes <br />materials list, sizes, and locations of all plant and turf materials, dated August 6 <br />2001. <br />F. Building floor plans with dimensions of each space within the office complex, <br />dated August 6, 2001. <br />G. Building elevations, with dimensions and materials identified, dated August 6, <br />2001. <br />H. Anticipated site development schedule with estimated date of construction start, <br />construction completion, utility, curb, gutter and landscape installation, and <br />tentative occupancy date. <br />5.0 REZONING <br />The CITY conducted a combined hearing on Northwestern College request (Planning <br />Commission - hearing on Concept Development Plan and Property Zoning) to consider various <br />aspects of the Planned Unit Development, including the establishment of the Planned Unit <br />Development zone designation consistent with the office complex. <br />The CITY agrees to zone the subject property to PUD, subject to the DEVELOPER's strict <br />compliance with the approved plans, and the terms and conditions of this Agreement. Minor <br />variations from the approved final development plans, which are consistent with this Agreement <br />and the underlying Limited Business District (B-1), may be approved by the CITY's <br />Development Review Committee, under the direction of the Community Development Director, <br />as provided in the Roseville City Code (Chapter 1008). Substantial departures from the <br />approved final development plans will require an amendment to the Planned Unit Development <br />in accordance with Chapters 1005, 1008, 10 10, 10 12 and 10 15 of the Roseville City Code. <br />Where not superseded by more restrictive requirements of this PUD, the standards of the <br />underlying Limited Business District (B-1) shall apply, as stated in Chapter 1005 of the <br />Roseville City Code. <br />2 <br />
