REQUESTED ACTION: <br />. Recommend whether the General Concept Plan for a Planned Unit Development <br />(PUD) amendment to the Centre Pointe Business Park is consistent with the original <br />master plan and the specific PUD ordinance; and add comments on the draft EAW, <br />which identifies potential impacts of the proposed amendment. <br />2, HISTORY of REVIEW: <br />. Application and Draft EAW submitted on: August 28, 2001 <br />. Deadline: 60 days after completion of the EAW process. <br />. Staff Review: Approval/Denial with choices - October 10, 2001. <br />. Planning Commission Recommendation of approval (5-O) - October 10, 2001. <br />. City Council Action — October 22, 2001 <br />1.0 BACKGROUND <br />1.1 Centre Pointe is a 47.6-acre master planned business park Solutia Consulting, a high <br />technology computer consulting company, has purchased the last remaining lot in Centre <br />Pointe. Solutia is proposing a 21,240 square foot office building in lieu of the original <br />Master Site Plan and PUD designation of a maximum 6,000 square foot sit-down <br />restaurant. <br />1.2 The Solutia Consulting proposal calls for a 15,240 square foot increase in the square <br />footage allowance to construct a 2-story building totaling 21,240 square feet with both <br />underground and surface parking for 87 vehicles. <br />1.3 The current total permitted square footage of building area in the Ryan Centre Pointe <br />PUD is 802,500 square feet (as originally approved in 1997 and amended in 2000 and <br />2001); with the new proposal the total building area would be approximately 818,140 <br />square feet. Also, Woodbridge previously developed 120,000 square feet of building <br />area prior to the current Ryan PUD for a total of 938,140 square feet. <br />PF 3338 — RCA (10/22/O1) -Page 1 of 9 <br />
