Requestfor Amendment to PUD Solutia-Roseville Solutia Consultants work on long-term assignments on the client's site, so there would be a low traffic volume in general for the volume of space we utilize. Traffic involving these consultants (80% of our staf� would be primarily at off-peak hours (evenings). We bring a professional, well trained and highly compensated high-tech work force to Roseville. We expect to build a professional building appropriate for this site and maximize the use for a viable office building. August 6, 2001 Page 2 of 7 The following narrative describes the proposed amendment for the Solutia Site in more detail; we hope it addresses all important issues. PROJECT HISTORY AND LOCATION The Centre Pointe Business Park PUD Business Zone No. 1177 was approved by the City Council in April of 1997 and permits a variety of office park uses. The PUD for Centre Pointe has been amended several times through the years to accommodate changes in use and density. As the attached table illustrates, the Centre Pointe Business Park is built out with the exception of the Solutia Consulting parcel and several buildings on the Veritas campus. This PUD site covers 47.6 acres and is bound by Interstate 35W to the west, County Road D to the north and Cleveland Avenue to the east with a�City/MnDOT pond and wetlands to the south. The Solutia Site lies in the northern section of Centre Pointe. The Site is 1.42-acres and was purchased by Centre Pointe Solutions in the Spring of 200 1.
