PROJECT DESCRIPTION The Solutia Consulting development will consist of a 21,240 S.F. building situated on the lot to capture views of the Minneapolis skyline and in close pro�mity to the e�sting pond on the property. The building will be two stories and include an underground parking garage. The building will be the new headquarters for Solutia Consulting. The project would both meet and exceed the existing PUD development standards by utilizing a superior building design and building materials as well as incorporating a high-quality site design that takes advantage of the parcel's distinctive amenities. The site has been designed to locate the proposed building near the southern property line, offering views of the pond areas south of the building and of the Minneapolis Skyline. The proposed building will be similar in materials to the building currently constructed at Centre Pointe, thus creating a cohesive image for the Business Park. Landscaped green areas are provided around the buildings providing a naturalistic setting. Architecturally the project consists of a two-story office building with a 10,620 S.F. floor plate for a total of 2 1,240 S.F. of gross building area and a lower level garage for 24 cars. The floor to floor height is 12'-8" on the first level with an overall parapet height of 3 1'-0". The rooftop mechanical systems are entirely enclosed within the parapet screen wa11. The e�terior image of the building reflects the style of its primaty tenant Solutia Consulting. The design is a contemporary classic look predominantly brick and glass with accents of precast panel and efis. The massing of the e�terior wa11s is broken up by the change in materials to give the building a sense of human proportion and scale. The front face of the building has a prominent entry canopy that directs visitors to the main lobby area this allows the signage to be placed off center and to remain understated.
