As part <br />of that approval process, Ryan Companies prepared a voluntary Environmental Assessment <br />Worksheet (EAV� for the PUD. After e�tensive review and public discussion, the City <br />Council made a"negative declaration" on the EAW in March of 1997. The City Council in <br />affect said that the proposed development did not ha�e the "potential for significant <br />environmental effect", and that no additional environmental review was required. <br />The proposed amendment to the Centre Pointe PUD made as part of this narrative and <br />application is to increase the amount of office by appro�mately 15,240 square feet. This <br />additional office space is not significantly different than what was anticipated as part of the <br />original PUD, nor does this additional office space have the "potential for significant <br />environmental effect." <br />TRANSPORTATION/TRAFFIC I1�TPACTS <br />Following is a comparison of the proposed Solutia Consluting development with the <br />previously approved restaurant. <br />. It is anticipated that the proposed development will not adversely impact the adjacent <br />intersections in the area, Nor significantly increase the amount of traffic volume during <br />the P.M. peak rush hour. Upon full development the intersections will operate within the <br />ranges indicated by the previously approved E.A.W. <br />
