Request for Amendment to PUD <br />Solutia-Roseville <br />Construction of the proposed site improvements will begin in 2002. <br />SITE I1�TPROVEI�TENTS <br />August 6, 2001 <br />Page 4 of 7 <br />Parkin��onsulting's parking requirements for the site differs from City <br />standards. Solutia's requirements are 5 parking spaces per 1000 SF. of net building <br />area. The City's requirement is 5 parking spaces per 1000 SF. of gross building area. <br />Solutia's needs are based on the number of employees that will be located on the <br />campus. The net building area for the building is 17,495 S.F., which generates a <br />parking need of 88 parking spaces. <br />Sanitarv Sewer: Based on anticipated sanitary sewer flows from this type of use, the <br />e�sting sanitaty sewer system is adequately sized. The future buildings will <br />discharge into the sanitary sewer system located in Centre Pointe Drive. It is our <br />understanding that the City of Roseville is studying the sewershed to determine if <br />improvements to the e�sting downstream lift station are necessary. <br />Watermain: Water service will be provided to the building from the 12" main <br />looped through the site during Phase 1 construction. Based on the size of the e�sting <br />water main located in Centre Pointe Drive, adequate water supply is available. <br />Storm Sewer: Storm water run off from the Site will be consistent with the <br />approved master plan. All surface water will be collected at low points and carried <br />via storm sewer to the retention basin located along the south property line. <br />Grading: The Site will be graded according to the approved master plan. <br />Disturbance to existing site grades will be required to bring in additional soil. NIl'CA <br />Best Management Practices will be implemented to minimize site erosion and <br />impacts to the surrounding environment. <br />SITE LANDSCAPING, LIGHTING AND TRAILS <br />The proposed site design will preserve the pond south of this parcel. The pond will be the <br />focal point of the project's site design. Additionally, landscape amenities will be added to <br />complement and re-affirm the distinctive natural setting. A greenway trail system will be <br />retained along the westerly properiy line to naturally weave the natural setting to the built <br />environment and to provide passive recreational opportunities for workers and residents <br />alike. An entrance plaza landscape with tress and benches will provide a distinctive entrance <br />to the building. A patio near the pond will provide employees with a place to take a break <br />and enj oy lunch. <br />Lighting will be provided that meets the security requirements of employees. Additionally, <br />the lighting will be designed to reduce glare and light pollution on the surrounding properties <br />and roads. This feature will provide distinctive and value-enhancing amenities for the <br />project. <br />The following chart compares the development standards for Solutia Consulting Software as <br />they relate to the approved PUD design standards. <br />
