9. 8 New Lot Size. New or recombined lots created after the approval date of this PUD shall be a <br />minimum of 2,400 s.f. in size and sha11 ha�e a minimum private road frontage of 40 feet. <br />Each new lot sha11 be dimensioned, given a lot number, and drawn into the master site plan. <br />A copy of the new lot plan sha11 be submitted to the Community Development Director. The <br />Community Development Director may approve the new lot amendment to the master plan <br />provided it is consistent with the master plan and within the ma�mum permitted unit count. <br />9. 9 New Lot or Reorganized Lot Building Coverage. Buildings (mobile homes or manufactured <br />homes) which are placed on new or reorganized lots shall cover a maximum 30% of the new <br />or reorganized lots including their attachments. <br />9.10 Emergency Shelter. An emergency shelter sha11 be required as described in Minnesota <br />Statutes, Chapter 327.20 Subd.l(7) and Minnesota Rules, Chapter 1370. The shelter shall <br />meet City Building and Fire Code structural and life safety/access requirements. The <br />occupant capacity of the shelter shall be established as follows: Total residents times .g� <br />times 4 s.f. per occupant. At the time of approval of this PUD, the emergency shelter <br />occupancy capacity shall be 140 occupants within a minimum sheltered space of 560 s.f. The <br />City Building Official, Fire Marshall, and Civil Defense Director sha11 annually (November) <br />inspect the e�sting shelter facility for compliance with life/safety codes. <br />9.11 Buffer Zone. A buffer zone consisting of evergreen vegetation and/or fence screening <br />materials within the required side and rear setback areas adjacent to the western and southern <br />residential districts shall be installed as illustrated within the site development and landscape <br />plan. <br />9.12 Parking. Off-street parking areas established after the approval date of this PUD, shall be <br />improved as shown on the approved site development plan (Exhibit F), and sha11 include <br />hard surfacing (bituminous). Parking shall be a minimum of one space adjacent to or on each <br />lot and a second space on or adjacent to the lot or in a joint parking lot. Each new or re- <br />organized lot created after adoption of this PUD shall designate 500 s.f. to ha�e 2 parking <br />spaces on each lot and 0.5 guest parking space, which may be located in a shared community <br />parking lot site. New parking spaces sha11 be setback 5 feet from side lot lines except where <br />combined with contiguous parking on adjoining lots. No semi tractor/ trailer, or commercial <br />truck parking (daytime or evening) sha11 be allowed on the site, except while delivering <br />materials. So long as the DEVELOPER maintains its use of the properiy as contemplated in <br />this agreement, the off-street parking areas constructed in accordance with the approved site <br />development plan sha11 be satisfactory to the CITY. If additional parking is needed as a result <br />of expanded mobile homes, manufactured housing townhomes or apartment use of the <br />properiy by the DEVELOPER or as a result of a successor's business activities, the <br />DEVELOPER sha11 satisfy the CITY's then-current parking requirements with appropriate <br />hard surface, concrete perimeter-curbed and drained parking area. <br />9.13 Private Roads. E�sting road patches and repairs and e�tensions of pa�ed road surfaces shall <br />be built to a minimum 5 ton road capacity. New roads shall meet the size and construction <br />requirements of the City Code Section 1004.10 , R-8 zoning <br />9.14 Building Height & Design.
