The building height sha11 be a m�imum of <br />1 story for mobile homes and manufactured housing and 3 stories for townhomes and <br />apartments . <br />9.15 Building Materials. Building materials for townhomes and apartments sha11 include a <br />combination of wood, brick, natural stone, masonry tile, and glass on a11 wa11 surfaces visible <br />from the public right-of-way. The wood and brick sha11 be of an earthen tone similar to the <br />brick used in other developments in the area. E�sting materials sha11 match new building <br />addition materials in color and/or te�ture. The color scheme for the buildings shall be <br />reviewed and approved by the Community Development Director prior to issuance of any <br />building permits. <br />9.16 Exterior Storage. The Park sha11 have a minimum of one screened, outdoor storage area as <br />illustrated on the master site plan. Recreation vehicles (other than the 4 seasonally leasable <br />spaces), e�terior storage of other equipment or materials, or maintenance and waste storage <br />activities which would be visible from adjacent residential parcels (except required life safety <br />features) sha11 be screen with walls (required for waste storage), fencing and/or evergreen <br />vegetation. Outdoor and e�terior storage shall be only be located in designated screened areas <br />or accessory buildings as allowed on the site. <br />9.17 Landscaping. Landscaping sha11 be installed and maintained in accordance with the <br />approved landscape plan (Exhibit D). In general, a11 areas of land not occupied by buildings, <br />driveways, and/or parking/storage areas sha11 be landscaped with vegetative material <br />approved by the Community Development Director. Trees and large shrubs shall not be <br />planted over e�sting utility lines. Proposed trees and shrubs sha11 be shown on the landscape <br />plan and include species, sizes, root condition (potted, balled-burlap, bareroot). <br />9.18 Landscape Letter of Credit. Prior to the commencement of site development activities by the <br />DEVEL,OPER, the DEVELOPER shall have posted with the CTTY a landscape letter of <br />credit or other security acceptable to the City in an amount equal to 150% of the cost of all <br />site landscaping and site restoration, in accordance with Section 1010.14E of the City Code. <br />The Community Development Director, following completion of plans sha11 determine the <br />specific amount of this letter of credit or other security. <br />9.19 Trash Handling. Trash handling sha11 be in accordance with Section 1010.11 of the City <br />Code, which requires trash collection areas to be enclosed and screened or within the <br />management buildings. Trash collection activities sha11 be restricted to normal business <br />hours (7:00 a.m. to 6:00 p.m. Monday through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday <br />and Sunday). <br />9.20 Electrical Utilities. Electrical utilities for each e�sting lot shall meet the standards set forth <br />in Minnesota Statutes Chapter 327. Electrical utilities on newly created lots, reorganized <br />lots, and e�sting lots with exchanged or different units (new or used) , shall meet or exceed <br />NTinnesota Building and Electrical Codes, and new services sha11 be distributed through <br />underground conduits. After the approval date of this PUD, no additional overhead wires or <br />poles sha11 be added to the Park except for replacement of faulty equipment and for street <br />and security lighting systems. <br />PUD Agreement # (Roseville Estates Mobile Home Park) • 7 <br />
