structure of five feet. <br />2.4 The property located at 515 Roselawn Avenue was originally developed in 1941. Though <br />records are unclear as to when the original parcel was created, the Community <br />Development Department has determined that this parcel is allowed to meet 70% of the <br />current lot dimension requirements (Section 1012.O1B) of the Roseville City Code. <br />Hence, this parcel width could be a minimum of 59 feet versus the current Code <br />requirement of 85 feet. The parcel has a lot width of 65 feet and upon the minor <br />subdivision will have a depth of 210 feet and approximately 13,705 square feet. <br />2.5 The applicant will be required to provide the City with a survey of the new parcels and <br />their legal descriptions and the appropriate recording medium necessary to sign for <br />applicant recording at Ramsey County. <br />3.0 STAFF RECOMMENDATION: <br />3.1 The Community Development Staff recommends approval of the request by Mr. Paul <br />Adam for a minor subdivision (Recombination) of property located at 515 Roselawn <br />Avenue and Ryan Avenue. <br />4.0 SUGGESTED CITY COUNCIL ACTION: <br />4.1 By motion, approve (approve with modifications or deny) the request by Mr. Paul <br />Adam for a Recombination Minor Subdivision of a portion of 515 Roselawn Avenue <br />with 520 Ryan Avenue, subject to the following: <br />a. The applicant must provide the City with a survey of the new parcels with <br />their legal descriptions. <br />b.
