NEIGHBORHOOD Planning Principles - Future Land Use <br />Planning Principles were established to assist in determining the various land uses in the <br />Arona-Hamline Neighborhood. These principles are based upon existing comprehensive <br />plan goals and objectives for the area and the vision of residents and property owners. <br />L Maintain a balanced housing stock for all age groups and income levels. <br />. Single family, owner multi-family, rental multi-family, senior apartments <br />2. Provide open space for the use and enjoyment of the neighborhood. <br />. Open space at Arona <br />. Open space at Ha.mline <br />. Enhance DNR-protected wetland with nature trails <br />3. Provide additional access to the Arona site and better connections to and from the <br />existing neighborhood. <br />. Short-term access from Judith <br />. Long-term access from Hamline via a new boulevard or central street <br />system <br />4. Provide a master plan that is sensitive to the market, achievable and flexible with <br />a mix of land uses. <br />. Add a mix of housing types, reduce regional retail and provide <br />neighborhood based retail <br />■ Ensure that there is open space throughout and pedestrian connections to <br />neighborhood and services <br />S. Develop design principles that include the integration of housing types with a <br />seamless transition to e�sting development. <br />. Quality design and construction, including such things as efficient <br />landscapes, reduced garages along street fronts, more street appeal, <br />pedestrian-friendly, family-friendly, senior-friendly, maintenance-free <br />6. Include housing components that strengthen the school district by attracting <br />young families with school-aged children. <br />.
