Is there support for linkages between new housing and senior housing? <br />♦ Connection is important throughout. <br />♦ Connectivity with variety of uses so that it does not look like the same <br />development is important. <br />♦ Not a concem. <br />♦ Connection and human scale development is important to include <br />townhomes, row houses, commercial, public spaces, etc. <br />10. Street parking and alleys? <br />♦ No on-street parking but alleys may be ok depending upon design. <br />♦ Flexibility is needed to make the project work. <br />� We should focus on the principles first, then concepts, and finally, be <br />concerned about specific design details later. <br />11. Community or neighborhood facility in the area? <br />♦ Tie the Arona sale and development to the community center but not <br />necessarily at that site. <br />♦ A public picnic shelter to support the area and new residents but not more <br />than that should be open space at Arona. <br />♦ Public spaces built but not with public dollars. <br />12. Land Use and financial goals? <br />� The Market should dictate development only — no subsidy. <br />� Land use is the most important with the financial viability to follow. <br />♦ Mix the housing as in the surrounding neighborhood. <br />� The City should strive to break even financially and get the development <br />that is best for community; remaining proceeds should also pay off <br />housing fund loan. <br />♦ A nonprofit that does not pay property tax should not be located on the <br />site. <br />♦ Net proceeds from the sale should go to city center <br />13.Is increasing the tax base important? <br />♦ Any development will increase the tax base. <br />♦ This should be the main focus. <br />♦ This is not necessarily the prime focus. <br />� A mixed use smart growth development should be the prime focus <br />
