6. What are thoughts on mix and density of housing? <br />♦ There should be a mix of housing to help with the financing. <br />♦ First floor or lower level uses should mix with housing above. <br />� Some are not supportive of retail with housing above but there was a <br />general understanding of the need for higher density to support other <br />lower density uses such as single level townhomes. <br />� Townhomes were supported more than anything else and there was not <br />too much concern about mix or density. Single level townhomes are most <br />attractive to older residents. <br />1 The architecture must be designed with high quality uniformity but <br />diversity of structure types. <br />♦ Smart growth demonstration projects might work here. If it is to work <br />anywhere in Roseville this is the opportunity but needs to be well <br />designed. <br />♦ Both mix and density are important issues for smart growth concepts to <br />work. <br />7. Is first time homebuyer housing important? <br />� First time homes would open up if there were adequate senior housing <br />built. Can the City tie the two together? <br />♦ More first time housing opportunities bolster the school district and create <br />balancedneighborhoods. <br />♦ There is no need for family housing. There are plenty small ramblers that <br />provide that in the community; they simply need to be re-used by young <br />families. <br />♦ Whatever single family housing was built on the site would not be <br />affordable for families and the City is not interested in providing subsidy to <br />support this, rather than helping bolster the existing more affordable stock. <br />♦ There should be a good mix of housing and first time home buying <br />opportunities should be part of the mix. <br />8. Is senior housing important? <br />♦ The mix of uses should include some senior housing but not necessarily <br />assisted projects. Single level townhomes or cottages for 55 and older <br />that do not want to maintain yards but are not ready for apartment living. <br />� Senior projects make better neighbors — pay taxes, but do not require <br />significant services and are not disruptive to others. <br />♦ The City should provide affordable senior housing for Roseville senior to <br />stay in community. <br />♦ Senior affordable housing is important but must understand that it must be <br />at a dense level and that may be hard to sell to neighborhood. <br />
