9.11 Site Landscaping. Landscaping for the project shall be comprised of boulevard trees along <br />Lexington Avenue and Roselawn Avenue consistent with the Roseville Master Street Tree Plan <br />and trees, shrubs and perennials throughout the site that enhance the development and screen <br />adjacent properties from view of vehicle headlights. The landscape plan shall include <br />screening (plants and/or berm) of the parking lot from public rights-of-way to a height of 30 <br />inches above the parking lot curb height. The site must be irrigated. The final landscape plan <br />must be prepared by a state registered landscape architect per Section 1010 of the City Code <br />(Exhibit �. <br />9.12 Landscape Letter of Credit. Prior to the issuance of individual grading, excavation, foundation, <br />and/or building permits, each DEVELOPER shall provide the CITY with a landscape letter of <br />credit, bond, or other security acceptable to the City, in an amount equal to 150% of the full <br />cost of all landscaping, irrigation, and site restoration (Section 101014E) for their specific lot. <br />The Community Development Director following approval of the landscape plan shall <br />determine the exact amount of each letter of credit or bond. <br />9.13 Trash Handling. Trash handling shall be in accordance with Section 1010.11 of the City Code, <br />which requires trash collection areas to be within a roofed enclosure or inside the building. <br />Trash collection activities shall be restricted to 7:00 a.m. to 6:00 p.m. Monday through <br />Saturday. <br />9.14 Site Access. Access to the mixed-use site shall be provided from Le�ngton Avenue (southern <br />portion of Lot 1 Accessible Space Addition) and from Roselawn Avenue between Lots 1 and 2, <br />Accessible Space Addition. This access shall be a minimum of 24 feet wide and designed to <br />accommodate a left and right vehicle turn movements. <br />9.15 Off-Street Parking. Off-street parking areas shall be improved as shown on the approved site <br />development plan (Exhibit �, and shall include hard surfacing (bituminous), concrete <br />perimeter curbing, and a drainage plan. The development must provide 73 off-street parking <br />stalls, including 14 handicapped stalls. No semi tractor/ trailer, recreational vehicle, or trailer <br />parking (daytime or evening) shall be allowed on the site, except while delivering materials. <br />Proof of Parking: If additional off-street parking is deemed necessary by the City due to <br />demand on either lot, the DEVELOPER's will be instructed to construct the four stalls shown <br />on the site plan adjacent to the storm water pond (southwest side). <br />9.16 Sigriage. Signage for each structure shall be consistent with Section 1009 of the Roseville City <br />Code, except that prior to the issuance of any sign permits, a sign plan shall be provided to the <br />Community Development Director for review and approval. Said sign plan shall include a <br />uniform sign plan incorporating signage type, style, font, and color. All owners and tenants <br />within the professional office condominium shall be bound by the signage plan as part of the <br />association by-laws as well as this agreement. <br />9.17 Lighting. Parking lot lights shall be downcast, cutoff (shoebox) style that are recessed or <br />conceal the light source from adjacent property owner view and prevent glare. Lighting shall <br />be consistent throughout the development and meet the lighting requirements of Section <br />101012 of the City Code (Exhibit �. <br />7 <br />
