9.4 Off-Street Parking Lot Setbacks. The minimum setback for the off-street parking lot shall be as <br />follows: <br />(Exhibit �. <br />9.5 Building Height and Design. The professional office complex and the supportive housing <br />complex must be architecturally designed to have the scale and massing of structures located in <br />the adjacent neighborhood. The professional office complex shall be limited to two stories and <br />a height feet. The supportive housing complex shall be limited to three stories and a height <br />of feet. (Exhibit G). <br />9.6 Building Materials. E�terior building materials shall include asphalt shingles on the roof and a <br />mi�ture of rock-faced block, brick, cement fiber siding, and maintenance free lap and shake <br />siding on the building facades. The soffit and fascia shall be aluminum and the structure shall <br />be outfitted with gutters or downspouts to properly remove and direct roof drainage. The color <br />scheme for the building shall be reviewed and approved by the Community Development <br />Director prior to issuance of any building permits (Exhibit �. <br />9.7 Mitigation of Impact on Adjacent Residential Uses. All e�terior ground mounted mechanical <br />units for the professional office complex shall be located in the center court adjacent to the <br />building screened from view. All mechanical units for the supportive housing complex must be <br />located within each unit, a central interiar mechanical room, or the e�terior wall (AC) of each <br />unit. For the purpose of this PUD screening shall consist of a decorative wood ar masonry <br />fence or a mi�ture of deciduous and coniferous shrubs. Outdoor or exterior storage of any <br />material, for any duration, and the installation of a shed, is prohibited. <br />9.8 1'ree yreservation. All e�sting trees indicated on the landscape plan must be preserved and <br />protected during construction, including the large evergreen tree in the southeast corner of the <br />parcel (Exhibit �. <br />9.9 Site Fencing. A portion of the eastern (northern) property line must be screened from the <br />adjacent residential properties; the storm water management pond (east and south sides) must <br />be fenced with a four foot tall black epoxy coated chain link fence and include coniferous <br />screening to augment existing vegetation; and portions of the southern property boundary <br />adjacent the apartment complex must be screened with independent solid wood fence sections <br />six feet in height and a mi�ture of deciduous and coniferous trees and shrubs. <br />9.10 l�ecorative Fencing. A decorative fence consisting of brick base and metal or wrought iron <br />fencing must be installed along a portion of the north property line adjacent the pedestrian trail <br />and three locations (entry, east and south) adjacent the professional office comnlex. <br />C� <br />
