CITY OF LAUDERDALE <br />ASSESSMENT POLICY MANUAL <br />E. MULTIPLE DWELLING UNITS <br />Multiple dwelling units are defined for the purposes of this policy as those that consist of <br />three or more dwelling units. All aspects of this policy apply to multiple dwelling units <br />with the exception of Section 5(B) entitled street reconstruction and resurfacing. The <br />front footage assessment rate for multiple dwelling units shall be determined by dividing <br />the project cost by the total number of adjusted front feet in the project area x the <br />individual adjusted front footage. It is important to note that the assessments should not <br />exceed the special benefits conferred. <br />F. TOWNHOUSES AND CONDOMINIUMS <br />All aspects of this policy apply to townhouses and condominiums with the exception of <br />Section 5(B) entitled street reconstruction and resurfacing. The front footage <br />assessment rate for townhouses and condominiums shall be determined by dividing the <br />project cost by the total number of adjusted front feet in the project area x the individual <br />adjusted front footage. It is important to note that the assessments should not exceed <br />the special benefits conferred. <br />G. TAX FORFEITURE ASSESSMENTS <br />When a parcel of tax forfeited land is returned to private ownership, and the parcel is <br />benefited by an improvement for which special assessments were canceled because of <br />the forfeiture, the City may, upon notice and hearing as provided for the original <br />assessment, make a reassessment or a new assessment as to the parcel in an amount <br />equal to the remaining unpaid on the original assessment. <br />H. NEW DEVELOPMENTS AND SUBDIVISIONS <br />The improvement costs of new subdivisions shall be the sole responsibility of the <br />property developer except consideration shall be given for assessing any other <br />properties that receive special benefit from the improvements. <br />ASSESSMENT OF NON-CITY ROADS <br />The City reserves the right to assess its share of county road projects to properties <br />along county roads in the same manner as city streets are assessed. <br />13 <br />
