NM I-35W CORRIDOR COALITION <br />2001 ANNUAL REPORT <br />information is considered invaluable <br />to the Coalition in sponsoring worker <br />training and in encouraging more <br />Coalition employers to seek out <br />employees living within the <br />Coalition area. <br />3) Assessment of Community Balance: <br />Excensus reported on patterns of <br />aging and turnover in the Coalition <br />and indicated how these patterns may <br />ultimately affect the viability of <br />neighborhood commercial areas, <br />community services, and schools in <br />member communities. The <br />relationship between housing type <br />and a�ailability and the demographic <br />diversity and balance in Coalition <br />communities was also investigated. <br />This information will continue to be <br />used to evaluate housing growth <br />strategies being considered by the <br />Coalition. <br />4) Transportation and Regional Growth <br />Studv: <br />The Excensus household and job <br />database was used to produce a more <br />refined picture of where households <br />and jobs are located in the Corridor, <br />than used to create and profile <br />transportation demand at a level of <br />precision unmatched anywhere else <br />in the Twin Cities. <br />Coalition Good News � <br />During the past nine years of comparable <br />records, Coalition communities ha�e <br />experienced over $2.26B dollars of new <br />investment, of which $473M has been new <br />commercial or industrial development <br />that translates into nearly 7.8M square feet <br />of new space (at $60/s.�. Housing <br />developers ha�e been busy over the past <br />nine years, adding 6,975 new housing units <br />or about 775 new households per year. <br />2001 was another "water shed" year for <br />development: <br />♦ Building permits (8,235) up 13.3% over <br />the 2000 and 17.7% over the nine-year <br />average. <br />♦ Average value per permit ($43,200) was <br />similar to 2000. <br />♦ Tota1 new investment in the Community <br />over $355.7M, up 12% from 2000, and <br />up 41% for the nine-year average. <br />♦ New commercial/industrial construction <br />was down by 5% from 2000, but still <br />increases by more than 64% over the <br />nine-year average. <br />♦ Renovation of commerciaUindustrial <br />space totaled $66M, up 59% from 2000 <br />and up 24% over the nine-year average. <br />♦ 795 new housing units were constructed. <br />The value of new housing was down 9% <br />compared to 2000. However, housing <br />value was up 36% to $124M for the <br />nine-year a�erage of $92M. <br />Arden I�'ills new city ha11 opened for <br />business and Coalition members <br />congratulate the city and its residents on <br />their new `digs'.
