■ West properiy line setback (form newly established property line) — 37 feet. <br />� East properry line setback — 27 and 20 feet. <br />9.4 Off-Street Parking Lot Setbacks. The minimum setback for the off-street parking lot shall <br />be as follows: <br />■ North properiy line setback (from newly established property line) — 87 feet. <br />� South property line setback — 5 feet. <br />� West property line setback - Zero; property line is center of access drive.. <br />� East properry line setback -- 83.5 feet. <br />9.5 Building Height and Design. The supportive housing complex must be architecturally <br />designed to have the scale and massing of structures located in the adjacent <br />neighborhood. The supportive housing complex sha11 be limited to three stories and a <br />height of 37-1/2 feet. (Exhibit I). <br />9.6 Building Materials. E�terior building materials sha11 include asphalt shingles on the roof <br />similar to the VSI professional office building and a mi�ture of the same brick used in the <br />VIS professional office building and maintenance free shake and lap siding on the <br />building facade. The soffit and fascia sha11 be aluminum and/or concrete fiber board, and <br />the structure sha11 be outfitted with gutters or downspouts to properly remove and direct <br />roof drainage. The color scheme for the building shall be reviewed and approved by the <br />Community Development Director or designee prior to issuance of any building permits <br />(Exhibit I). <br />9.7 Mitigation of Impact on Adjacent Residential Uses. All mechanical units for the <br />supportive housing complex must be located within each unit, a central interior <br />mechanical room, or the e�terior wall (AC) of each unit. For the purpose of this PUD <br />screening sha11 consist of a decorative wood or masonry fence or a mi�ture of deciduous <br />and coniferous shrubs. Outdoor or e�terior storage of any material, for any duration, and <br />the installation of a shed, is prohibited. <br />9.8 7ree 1'reservation. The AS1 development site, Lot 2, Block 1, Roselawn Village, has a <br />number of mature trees that cannot be preserved. Specifically those trees are located <br />where the drive access, parking lot and/or structure will lie. However, the City Staff will <br />work with AS 1 on attempting to sa�e those mature trees that are located along the east <br />property line. <br />9.9 Site Fencing. AS1 is responsible for installing four foot ta11 black vinyl coated chain link <br />fence along their southern and eastern properiy line (to a portion of the structure). The <br />exact location of the chain link fence within the five foot southern and 20 foot east buffer <br />areas must be approved by the Community Development Director or designee. <br />
