9.10 Site Landscaping. Landscaping for the project shall be comprised of boulevard trees <br />along Le�ngton Avenue and Roselawn Avenue consistent with the Roseville Master <br />Street Tree Plan and trees, shrubs and perennials throughout the site that enhance the <br />development and screen adjacent properties from view of vehicle headlights. The <br />landscape plan shall include screening (plants and/or berm) of the parking lot from public <br />rights-of-way to a height of 30 inches above the parking lot curb height. The site must be <br />irrigated. The final landscape plan must be prepared by a state registered landscape <br />architect per Section 1010 of the City Code (Exhibit �. <br />9.11 Landscape Letter of Credit. Prior to the issuance of individual grading excavation, <br />foundation, and/or building permits, each DEVELOPER shall provide the CITY with a <br />landscape letter of credit, bond, or other security acceptable to the City, in an amount <br />equal to 150% of the full cost of all landscaping irrigation, and site restoration (Section <br />1010.14E) for their specific lot. The Community Development Director or designee <br />following approval of the landscape plan sha11 determine the exact amount of each letter <br />of credit or bond. <br />9.12 Trash Handling. The trash collection area must be designed to accommodate both trash <br />and recyclables. The AS1 structure will house their trash and recyclables within the <br />structure. Trash and recycling collection activities shall be restricted to 7:00 a.m. to 6:00 <br />p.m. Monday through Saturday. <br />9.13 Site Access. Access to the mixed-use site shall be provided from Le�ngton Avenue <br />(southern portion of Lot 1, block 1 Roselawn Village Addition and from Roselawn <br />Avenue between Lots 1 and 2, Block 1, Roselawn Village Addition. Street access sha11 <br />be a minimum of 24 feet wide and designed to accommodate a left and right vehicle turn <br />movements. A joint access easement/agreement must be recorded against the AS1 lot <br />allowing use of each access to the two lot mixed use development. <br />9.14 Off-Street Parking. Off-street parking areas shall be improved as shown on the approved <br />site development plan (Exhibit B), and shall include hard surfacing (bituminous), <br />concrete perimeter curbing and a drainage plan. The supportive housing development is <br />responsible for 18 on-site parking stalls, including 8 handicapped stalls. No semi tractor/ <br />trailer, recreational vehicle, or trailer parking (daytime or evening) sha11 be allowed on <br />the site, except while delivering materials. <br />9.15 Signage. Signage for each structure shall be consistent with Section 1009 of the <br />Roseville City Code, except that prior to the issuance of any sign permits, a sign plan <br />shall be provided to the Community Development Director for review and approval. <br />Said sign plan sha11 include a uniform sign plan incorporating signage type, style, font, <br />and color. All owners and tenants within the professional office condominium sha11 be <br />bound by the signage plan as part of the association by-laws as well as this agreement. <br />r� <br />
